24 Royal Terrace - A Georgian art-focused boutique EDI hotel with garden views and whisky experiences

Located at the foot of Calton Hill in a historic Georgian townhouse, this family-run boutique establishment forms part of Edinburgh's longest continuous Georgian architectural structure. The 16 rooms, restored through a multi-million-pound refurbishment, feature premium Egyptian cotton linens, lambswool throws, and rainfall showers. 24 Royal Terrace houses an ever-changing art collection, with soaring ceilings and ornate moldings reminiscent of a grand museum. rt's Bar serves cocktails, wines, and an extensive whisky selection amid velvet chairs and classic moldings. The property includes studio apartments with kitchenettes, featuring AEG appliances and entertainment systems with Smart TVs and BluCube speakers. Garden-facing rooms offer views of a south-facing terrace with a Rowan tree, while others overlook Northern Edinburgh and the Firth of Forth. The hotel stands 1640.4 ft from Palace of Holyroodhouse and 0.5 miles from Calton Hill, with Edinburgh Airport accessible via tram.

Pros

Private whisky tasting experiences with resident expert Tony available four days weekly

Ground floor apartments feature separate street entrances

Cast iron roll-top bathtubs in Superior Double rooms

South-facing garden with historic Rowan tree

Cons

Studio apartments have limited views due to lower ground floor location

1 mile from Edinburgh Castle and major shopping areas

“In Edinburgh, this address stands out for its commitment to artful interiors and unusually attentive service, enhanced by whisky tastings and a peaceful garden; it's a quiet escape, though close to city attractions. From what I gathered, it operates more like a welcoming home than a standard hotel, supported by a long-tenured staff. A memorable alternative to more conventional stays.”

ridiculous room sizeold facilities
the room size was RIDICULOUSLY small. i felt claustrophobic, and the limited space made it hard to relax after a long day of travel. also, the old facilities were annoying. The window was stuck and difficult to operate. it was a struggle to open or close it properly.
