Boutique hotel in a UNESCO-listed Georgian townhouse on Edinburgh's Royal Terrace, featuring a rotating art collection and a whisky bar with over 200 rare scotch malts.

Art & Whisky Experience

The hotel's ever-changing art collection, curated by the owner, fills guest rooms and public spaces with works from local artists. Towser's Lounge, the dedicated whisky lounge opened in 2024, offers over 200 scotch whiskies available by the dram, flights, or during hosted tastings led by resident expert Tony. Guests can also explore the hotel's history as part of 'Whisky Row' while enjoying a rare malt in the sophisticated bar.

Rooms & Private Garden

Each of the 14 rooms is individually designed with premium Egyptian cotton linen, luxurious bathrobes, and original architectural elements from the grade A listed building. In-room technology includes Smart TVs with on-demand streaming, an HD soundbar, and Apple Airplay. The private garden, accessed through the hotel, provides a quiet outdoor space for guests to unwind with a drink from the bar.

Dining & Breakfast

Breakfast is prepared on-site using high-quality local ingredients, with options such as the Full Scottish and Eggs Royale served until flexible hours. The bar offers signature cocktails, wines, beers, and snack menus, including a cheese platter that can replace dinner. Guests can also order light snacks and drinks 24 hours a day from the well-stocked bar.

Location & Accessibility

The hotel sits at the foot of Calton Hill, a short walk from Edinburgh Playhouse (0.4 miles), Omni Centre (500 meters), and Edinburgh Waverley Train Station (14-minute walk). Edinburgh Airport is accessible via the Tram, with the nearest stop on York Place a 10-minute walk away, or by taxi or car in about 30 minutes. The quiet cobbled Royal Terrace is part of a UNESCO Heritage site, yet within walking distance of Princes Street and the Old Town.

Services & Special Touches

The independent, family-run operation provides personalized service, including luggage assistance up the stairs (no lift) and a 24-hour front desk. Meeting and banquet facilities are available for business travelers, while pet bowls and family rooms accommodate guests with pets or children. Flexible check-in and check-out, along with a concierge service, help guests plan visits to nearby cultural attractions like the Scott Monument and Scottish National Gallery.

“In Edinburgh, this address stands out for its commitment to artful interiors and unusually attentive service, enhanced by whisky tastings and a peaceful garden; it's a quiet escape, though close to city attractions. From what I gathered, it operates more like a welcoming home than a standard hotel, supported by a long-tenured staff. A memorable alternative to more conventional stays.”

ridiculous room size old facilities
the room size was RIDICULOUSLY small. i felt claustrophobic, and the limited space made it hard to relax after a long day of travel. also, the old facilities were annoying. The window was stuck and difficult to operate. it was a struggle to open or close it properly.
