Terrace Hotel - A Historic Georgian Property in Edinburgh's New Town with Mountain and Garden Views

Located in a William Playfair-designed Georgian A-listed building from 1820, this family-run EDI hotel occupies part of Royal Terrace, Edinburgh's longest continuous stretch of Georgian architecture. The Terrace Hotel features 14 bedrooms, each equipped with flat-screen TVs, tea/coffee facilities, and individual heating controls. Select rooms showcase original fireplaces, while others offer views of the garden, mountains, or River Forth. A guest lounge includes a piano and complimentary WiFi runs throughout the property. The hotel stands 10 minutes from Princes Street and the St James Centre, with John Lewis department store nearby. The Playhouse Theatre and Omni Centre, housing a 12-screen Vue Cinema, are within a 5-minute walk, while Edinburgh Castle, Holyrood Palace, and Dynamic Earth lie within walking distance.

Pros

Free weekend street parking available

Situated in a quiet area away from city center noise

Original Georgian architectural features including high ceilings and cornices

Complimentary chocolate provided in rooms

Cons

No elevator access in the property

Some attic rooms offer limited views with only skylight windows

“I find this property offers more than just a place to sleep; its original architectural features and spacious rooms create a welcoming atmosphere, especially appealing to families or couples. I also noted its convenient location near Waverley Station makes city exploration straightforward, and the views of the Firth of Forth add a touch of charm. In my opinion, it is a smart choice.”

The location was acceptable. It was close enough to the main attractions.
The breakfast was quite minimal. It was delivered in a paper bag before 6 a.m. I found the lack of options disappointing. There were no healthy cereals, toast, or alternative milk choices. The room had no coat hooks or a small table, so it was difficult to manage my belongings.

Excellent Location and Antique Charm

convenient locationfriendly staffspacious room
I really liked the convenient location and how close it was to everything. The room overlooked the street. There was a lot of space. The staff was friendly and very helpful.
Breakfast came in a paper bag. It could have been better with some variety.
Rooms
8/10
The room featured high windows. Heavy drapes, and upholstered sofas created an old English style. The ensemble created a coordinated and tasteful look. The hotel offered a shared kitchen with tea and coffee facilities.
Dining
9/10
Breakfast was delivered to the room. This included pre-packaged items. There was a good selection of quality items provided. The staff promptly responded to requests for extra towels and also rubbish removal.

the location worked well for me. it was walkable to tourist attractions and restaurants. my room was spacious and clean. i also received a free uncooked ready breakfast.
i found a bell to ring on arrival. a carer from the basement opened up and handed me the keys. checking out involved leaving the keys on the desk and clearing out. i didn't see any staff member otherwise.
